Estimate your land loan payment
Estimate your monthly payment on a land purchase — this works whether you're using a land loan from a lender or an owner-financed deal directly with the seller.

This is a rough estimate for planning purposes only — not a loan offer or a guarantee of terms. Actual rates and terms vary by lender or seller. See our full guide to owner financing for what to check before signing any note.
How This Is Calculated
This uses a standard amortizing loan calculation — your down payment reduces the amount financed, and the remaining balance is paid off in equal monthly installments over the loan term, with interest calculated on the remaining balance each month. The math is the same whether a bank is financing the loan or the seller is carrying it directly, though owner-financed deals often carry a somewhat higher rate to compensate the seller for the added risk.
Enter your down payment as either a percentage or a flat dollar amount, whichever you know. If your deal has a balloon payment — common in shorter owner-financing terms — enter how many years until it's due to see the remaining balance you'd owe in full at that point.
A Quick Disclaimer
This tool gives a rough, personalized estimate based on numbers you provide — it isn't a loan offer, a rate quote, or financial advice. Actual terms depend on the specific lender or seller, your credit, and the parcel itself.
Land loan questions
How is a land loan payment calculated?
The calculator takes the price, subtracts your down payment, and spreads the rest over the term at the interest rate you enter, the same way a mortgage payment is worked out. Property taxes, insurance and any HOA dues come on top.
Are interest rates higher on land loans?
Usually, yes. Lenders see vacant land as riskier than a home, so land loan rates are often a few points higher than mortgage rates, and terms are often shorter. Owner financing rates are set by the seller and are often similar to or a little above bank land loans.
How much down payment do I need for land?
Banks and credit unions often ask for 20% to 50% down on raw land. Owner-financed land often needs much less, sometimes 10% or a few thousand dollars, which is why many buyers choose it.
What is a balloon payment?
Some owner-financed deals have a balloon: you make regular monthly payments for a few years, then pay the remaining balance in one lump sum (often by refinancing). Enter the balloon year in the calculator to see what would be left to pay.
