By using this website or purchasing a property listed by Northmont Properties, a division of Northmont Holdings LLC, you agree to these Terms of Service.

Description of Service

Northmont Properties lists vacant land for sale directly to buyers. We are not a licensed real estate brokerage, and listings on this site are not brokered offers — they are direct sales by the property owner.

Property Listings Are Not Guaranteed Available

Listings are updated regularly but are not guaranteed to be available at the time you inquire. A property is only reserved once a deposit has been received and confirmed.

Reservations Are Refundable Until You Sign

The $299 reservation deposit holds a property off the market while you complete due diligence. It is refundable at any point if you decide not to move forward with the purchase. Once you sign a purchase agreement or promissory note, the deposit is non-refundable.

Owner Financing Terms

Where owner financing is offered, the specific down payment, term, interest rate, and monthly payment are stated on the individual property listing and finalized in a signed promissory note and land contract prior to closing.

Buyer Due Diligence

Buyers are responsible for independently verifying zoning, utility availability, access, and any other information relevant to their intended use of a property prior to purchase. Information provided on listings is believed accurate but is not warranted.

Prohibited Uses

You may not use this site to submit false information, attempt to defraud Northmont Properties or other buyers, or interfere with the normal operation of the site.

Limitation of Liability

To the fullest extent permitted by law, Northmont Holdings LLC is not liable for indirect, incidental, or consequential damages arising from use of this site or purchase of a listed property.

We may update these Terms from time to time. Continued use of the site after changes constitutes acceptance of the updated Terms.
